This project was a comprehensive renovation but we were able to achieve dramatic results without completely gutting the house. Every room was updated in some way, but we minimized cost by making choice decisions as to what needed to be replaced vs. what we could creatively customize to ultimately achieve the desired aesthetic.
The original home was built in the 1960’s but there was a large room off of the main living area added on in the early 2000’s. The way the addition was constructed made it feel disconnected from the rest of the home. The major construction components of this project were removing the wall that divided the rooms, to make the main living area feel larger and more unified, and adding French Doors leading into the back yard to visually connect the indoors and outdoors. We also updated the flooring to be one color, which lent to this unified look, as well.
The inspiration for the design concept was centered around the captivating pool in the backyard that screamed Spanish villa. We wanted to evoke an old-world feeling drawn from Spanish and Mexican influences, specifically with the tiles and stonework. We added brick facades to a couple walls and custom built a fireplace, which was inspired by one in the historic Lederer estate in Los Angeles.
The footprint of the kitchen was already great so we were able to just re-vamp the cabinets and create some open shelving, update the appliances, re-tile the backsplash, and add lighting over the island. Instead of replacing the countertops, we refinished them using a custom process, which was not only a huge cost saver, but gives a completely unique look.
The secondary bathroom was completely stripped and we added a shower, re-tiled it floor to ceiling and installed a custom vanity. The primary bathroom was a complete overhaul, as well. We borrowed space from a hallway and bedroom to add 15 square feet so that we could add a full bathtub, double vanity and water closet. Both bathrooms are relatively small but we were able to make them feel more spacious through creative design.
Decor is a highly personalized combination of personal family heirlooms, vintage finds, new purchases and custom creations, which include the bar unit, side table, sitting room lighting, shelving, primary room headboard and fireplace and some of the artwork. Nevada is an excellent example of how you can create an elevated, bespoke space with a limited budget.
